Whether you are getting your keys to your shiny new BTO, planning to purchase a resale flat, or looking to rent or rent out an apartment on a lease, checking for defects is an essential step that you cannot miss out on.
Unfortunately for many Singaporeans who are not familiar with architectural, mechanical, or electrical systems, the task of checking for defects is not exactly an easy one. And not to mention a labour-intensive one to boot.

Walls, Floors, and Ceilings
If you are a stickler for a clean and perfect aesthetic, make sure to scrutinize the bare surfaces of your walls, floors, and ceilings for crack lines, chips, unevenness, inconsistent patterns.
If there is any tiling work, make sure to ensure it is laid out evenly without any tile sticking out, is free from scratches, chips, and stains, and assembled well (tap to check if there is hollow sound).
Carpentry (for post-renovation)
If you had plenty of carpentry work done, make sure you go the extra step to check for the quality of the work done to prevent any future problems.
From ensuring that laminates are skilfully aligned without obvious gaps and cracks, checking for any sounds when opening and closing compartments to ensuring that the drawers are connected to the tracks, and more, there are plenty of aspects that need to be scrutinized.
Plumbing, Sanitation, and Drainage
Rectifying plumbing issues, in particular, can be a very costly and time-consuming affair, so make sure that you check it and have HDB, or your IDs make the changes before signing off on anything!
Common items on the checklist include ensuring that all visible piping does not show signs of stains, leaks, and corrosion around the joints, checking that water flow is not weak, compartments are secured amongst many others.
Electrical systems
For new homes, it is essential to ensure that all electrical outlets are working – one way to do so is to bring along an electrical device and see if it can be charged via each power point.
For resale flats, it gets a little more complicated because you need to get a licensed worker to check if the wiring needs to be replaced.
